Many houses in Ayala Alabang are newer, bigger and have larger lot sizes than those in Makati Villages. They have wide roads and tree-lined sidewalks. House sizes range from 3 to 7 bedrooms, mostly with swimming pools and big landscaped gardens.

Residents of the village can avail of the following amenities: 24 hour security guard vehicle checkpoints, village association office (which offers services such as basic medical clinic, grounds crew, security etc.), Alabang Country Club (located in the middle of the village), playgrounds and parks, several nursery and elementary schools like La Salle Montessori and Woodrose, among others. There are also several malls situated near the village like: Festival Supermall, SM South Mall, Alabang Town Center and Metropolis.

LEASE/SALE DETAILS

LEASE RATES Depending on the location, condition and size of the houses, lease rates may vary from P50,000.00 to P600,000.00 per month or $1,000.00 to $12,000.00 per month depending on the prevailing exchange rate at the particular time of lease.     PERIOD OF LEASE Generally, the period of lease would be at least one to two years with an option to renew.     TERMS OF PAYMENT (For Lease)   Generally, rental is paid one year in advance plus two to three months security deposit.     SALES RATES Just like in leasing, selling price of the properties are dependent on the location, condition of the houses and sizes of the lot being offered for sale. Selling rates would range from P40,000.00 per square meter to P80,000.00 per square meter in exclusive villages.     TERMS OF PAYMENT (For Sale) Payment may be made in Cash, Bank Financing or Pre-arranged Terms.
